DMV pollen is exceptionally aggressive
The DC metro area has one of the most intense spring pollen seasons in the eastern US. Oak trees, which dominate Montgomery County and Fairfax County neighborhoods, release pollen from late March through early May. I-495/I-66 diesel particulate

Diesel soot bonds to solar glass and is not removed by rain — it requires active cleaning. This affects thousands of luxury homes in Great Falls, McLean, Tysons, and Bethesda.
Wildlife intrusion is the #1 structural risk
Squirrels nest under solar panel arrays in winter — chewing through conduit and wiring harnesses. Starlings build nests that trap heat and moisture under the array. An inspection that misses animal intrusion can result in arc fault failures, panel damage, and voided warranties. We check for intrusion evidence on every visit.
Rain does NOT clean your panels
Rain removes loose dust but leaves dissolved mineral deposits, pollen residue, and biological growth (lichen, algae, bird droppings) intact. Studies show rain-cleaned panels perform 12–20% below manually cleaned panels after one full year in a temperate climate with pollen and hard water.
Each season deposits different contaminants. Both need removal before peak production periods.
DMV's oak, sweet gum, and loblolly pine pollen season (March–May) deposits a dense yellow film on south-facing panels. Pollen reduces light transmission by 15–25% at peak accumulation. Spring cleaning before summer's peak production window is the highest-ROI maintenance action for solar.
Summer humidity and heat bond pollen residue, algae, and particulate matter to the glass. Fall leaf tannins from oak and sweet gum freeze onto panels in the first hard frost. Cleaning before winter maintains output during the lower-sun months when every kilowatt counts.
